My client is the owner of a site at Tansey Green Road which has been allocated as an "Employment Development Area" on the DLP updated Policies Map. Although from the map it is unlclear, this is assumed to be the site referred to as "DLP E03" at table 8.1 of the Employment Allocations table. The entry defines the site as 1.66ha.
The Council should be advised that my client is currently considering the options for this site. There are however considerable limitations on the viability of progressing the development of this site purely for employment uses. It is noted that the site would be covered under policies DLP 18 and DLP 19 which states that some ancilliary employment generating uses may be permitted but the uses suggested within this policiy are quite limited and excludes gymnasiums (Use Class E(d)). In addition, the policy states that "small scale" food and drink outlets of less than 280m2 may also be permitted.
On behalf of my client, and with specific regard to the site at Tansey Green Road (if this is DLP E03) we would request that the range of ancilliary uses be extended to Use Class E(d) and that the size of the ancilliary uses referred to be increased to 400m2.
